Single Family Homes in Calgary

Space, a yard, and room to grow, the detached home remains Calgary's most sought-after and resilient property type.

The detached single-family home is what most people picture when they think of buying in Calgary: your own lot, a yard for the kids or the dog, a garage, and the freedom to make it truly yours. It's also the most resilient part of the market. Even as condos have softened, detached homes have held their ground and continue to favour sellers in most of the city. Whether you're a first-time buyer stretching into your first house, a growing family moving up, or downsizing to a smaller detached, here's what to understand about this segment in today's market.

The 2026 Market

Where Detached Homes Stand

Two markets, moving in opposite directions

The single most important thing to understand about Calgary right now: it's really two markets divided by property type. Detached homes remain tight and seller-favoured, with supply hovering around two to two-and-a-half months, while condos have swung firmly toward buyers. So the citywide "average" tells you almost nothing about the detached segment. If you're buying a house, you're competing in a very different market than someone shopping for a condo, and your strategy has to reflect that.

Well-priced homes still move fast

Detached benchmark prices have stabilized in the mid-$700,000s citywide, though what you pay varies enormously by community and condition. In desirable neighbourhoods, well-priced, move-in-ready homes still sell within a couple of weeks, sometimes faster. For buyers that means being prepared and decisive; for sellers it means pricing accurately from day one, because the first two weeks on market are when your home draws the most attention.

Location still decides everything

Detached homes in the West and City Centre districts are among the tightest in the city, while other quadrants offer more selection and negotiating room. That's why I never talk about "the Calgary market" as one thing, I talk about your specific communities. Knowing which pockets are competitive and which favour buyers is the difference between overpaying and buying smart.

Who's Buying

First-Time Buyers

Detached homes in the $500,000–$700,000 range see the most activity. Stretching into a first house is competitive but achievable, especially in the outer quadrants where value is strongest. I'll help you find the pockets where your budget goes furthest.

Move-Up Families

Growing out of a condo or starter home? The move-up segment is active, particularly for move-in-ready homes near schools, parks, and transit. Timing your sale and purchase together is where good guidance really pays off.

Downsizers

Not everyone downsizing wants a condo. A smaller detached or bungalow, less house but still a yard and no shared walls, is a popular middle path, especially in established communities.

Investors

Detached homes with legal or basement suites can generate strong rental income, and in many Calgary communities, monthly rents now rival or exceed mortgage costs. The numbers can genuinely work.

What to Watch For

Buying a Detached Home Wisely

Condition matters as much as location

Two houses on the same street can sell for very different prices depending on updates and condition. A dated home can be a genuine opportunity or a money pit, and telling the difference takes an experienced eye. I help you see past the staging to what a home will actually cost you.

Inner-city detached is its own game

Buying a detached home in Calgary's inner city, a character home in Inglewood or Ramsay, or a modern infill, comes with unique considerations: lot value, zoning, renovation potential, and heritage factors. This is my specialty, and it's where knowing the individual block genuinely changes the outcome.
