17th Avenue is the heart of it, home to over 100 restaurants and bars, and famously nicknamed "the Red Mile" during the Calgary Flames' 2004 playoff run, when over 100,000 fans packed the street on game nights. Beltline is almost entirely condos and apartments today, a genuinely dense, urban way of living that's rare anywhere else in the city.

This is the one neighbourhood in Calgary where you can genuinely live car-light. A Walk Score of 91 means daily errands rarely need a car, and 17th Avenue, 14th Street, Crowchild Trail, and Macleod Trail all cut through or border the district for anyone who does drive.
Beltline's population skews young and dense, mostly condos and apartments, so it isn't a typical family-school neighbourhood. Downtown's schools and the University of Calgary's satellite campuses are a short commute away for residents who need them.
17th Avenue alone has over 100 restaurants and bars, and The CORE Shopping Centre downtown is a short walk for everyday retail. Chinook Centre is about 15 minutes away for bigger shopping trips, but most days you won't need to leave the neighbourhood at all.
Enmax Park and the Bow River pathways sit right at Beltline's edge for riverside walks and rides, and MNP Centre and several boutique gyms cover fitness without a commute. For an ultra-dense urban district, green space is closer than most people expect.
Professionals who want to walk to work, young buyers and renters drawn to nightlife and density, and investors targeting a strong, consistent rental market. It's a poor fit for anyone wanting a yard or a quiet street.
Beltline spans a wide range: condos start in the $200,000s, typical units run through the $300,000s to $600,000s, and luxury condos or the rare detached lot can reach $2 to $3 million. Major new developments like Broadway on 17th, adding roughly 1,000 residential units, are reshaping the skyline and the supply picture right now.
With 95%+ of Beltline's dwellings being condos or apartments, condo fees and building health matter as much as the unit itself. Noise and weekend crowds along 17th Avenue are real trade-offs for the location, worth weighing against how much you'll actually use the nightlife on your doorstep.
